Hello New Bern! With Memorial Day now behind us and the kids finishing up their school year, SUMMER is upon us here in ENC. We have developed a summer home maintenance checklist tailored for Eastern North Carolina’s hot and humid climate:
Indoor Maintenance
HVAC System Check – Change air filters, clean vents, and schedule a professional tune-up to ensure efficiency.
Ceiling Fans & Ventilation – Reverse ceiling fan direction to create a cooling breeze and check bathroom/kitchen vents for proper airflow.
Inspect for Mold & Humidity Issues – Use dehumidifiers in damp areas and check for mold growth in bathrooms, crawlspaces, and basements.
Test Smoke & Carbon Monoxide Detectors – Replace batteries and ensure all alarms are functioning properly.
Check Plumbing for Leaks – Inspect under sinks and around toilets for leaks that could worsen with summer humidity.
Outdoor Maintenance
Gutter & Downspout Cleaning – Remove debris to prevent water damage and ensure proper drainage.
Roof Inspection – Look for missing shingles or signs of wear that could lead to leaks.
Window & Door Seals – Check for gaps and reseal to improve energy efficiency.
Pressure Wash Exterior – Clean siding, decks, and patios to remove dirt and mildew.
Inspect & Clean Outdoor Furniture – Check for damage and refresh cushions for summer use.
Yard & Landscaping
Lawn Care – Mow regularly, fertilize, and water deeply in the morning to prevent evaporation.
Tree & Shrub Trimming – Cut back overgrown branches to improve airflow and reduce storm damage risk.
Check Irrigation Systems – Ensure sprinklers are working efficiently and adjust watering schedules for summer heat.
Outdoor Pest Control – Treat for mosquitoes, ants, and termites, especially around entry points and standing water.
Safety & Energy Efficiency
Inspect Foundation for Cracks – Look for signs of settling or water damage.
Clean & Repair Window Screens – Keep bugs out while allowing fresh air in.
Shade & Cooling Solutions – Consider installing awnings or planting shade trees to reduce cooling costs.
Check Outdoor Lighting – Ensure pathways and entryways are well-lit for safety.
